Management Services

Financial
 Maintain the books on all accounts receivable, dues collections, and delinquencies. File necessary liens.
 Maintain the books on all accounts payable. The board retains the right to approve all bills and signatures on checks. Manager is to make necessary bank deposits.
 Prepare monthly statement of operations and email them to Treasurer for approval.
 Maintain bank accounts and bank reconciliation.
 Prepare annual budget with Treasurer.
 Compile information for tax return information.
 Attend association meetings when requested.
Insurance
 Maintain records for policy coverage on buildings and grounds.
 Work with the Board for necessary changes and/or updates of the same.

Contract Supervision
 Review onsite performance of contractors chosen by the Association.
 Receive homeowner’s complaints on the same. Work with the Board as required for solutions unless solutions is less then set amount approved by Board which then gives permission for Elite Property Management to proceed with hiring a contractor.
 Solicit bids and prepare for Board review.
 Upon selection of bids, prepare necessary contracts for Board approval.
